I am 24 years old, I graduated from college last year. I work as a contractor right now with some guys. I really want to be a real estate investor. Deming once said “A system is a network of interdependent components that work together to try to accomplish the aim of the system. A system must have an aim. Without an aim, there is no system. How to Learn Real Estate Investing by Watching Reality TV

A recent article by David Bauder in the Associated Press discussed the fact that real estate investing television and the real estate market seem curiously at odds at the moment. While reality television depicting house flipping and providing a venue to learn real estate investing continues to do well, the real estate market has noticeably cooled.
Bauder likens the television shows to out-of-touch developers, noting that TV programmers continue to tout real estate deals featuring a fast sale while many properties across the country languish in “for sale” status. The A&E Network’s “Flip This House,” TLC’s “Flip That House,” and Bravo’s “Flipping Out” all continue to rake in ratings and advertisers.
The networks are even expanding with new shows. TLC will be launching a new show, “Date My House” as well as five other related programs supposedly to help people learn real estate investing, yet the programs we’ve seen thus far are fairly untypical of the commonplace investing dilemmas investors face throughout North America. HGTV enjoyed some of its best ratings this past January, and a good part of that success stems from real estate shows.
Nine of HGTV’s most popular 10 shows deal with real estate. Shows such as “House Hunters,” “My First Place,” “Hidden Potential,” “Buy Me” and “Design to Sell” seem to draw in viewers in spades. HGTV even did a special in February about buying a first home.
As foreclosures increase, the economy goes from “Bad to Worse”, we’re witnessing the worst type of “learn real estate investing” shows that can be offered – an often glitzy, glamorous look to the upside of real estate investing….that mostly glosses over the fact that the true “reality” is that sellers nationwide are frustrated in trying to sell their properties. Since ratings are what television networks need to show advertisers in order to garner ad revenue, isn’t it a wonder why the television shows sometimes reveal an interesting lack of reality then?
There is an upside to the current programming about house flipping – as long as you are not using the shows to learn real estate investing.

Real estate investing. With all the reality shows on tv, many of us are dreaming of making it big through real estate investment. But the reality is, investing in real estate is not as simple as it looks. Real estate transactions have numerous legal restrictions and requirements. You will also need to deal with different people for different aspects of the transactions, all with vested interest.
Before you go out and buy your first investment property, take the time to ask yourself the following questions.
1. Do you have any capital?
Many would have you believe that you can invest in real estate with absolutely no money. That is not true. Real estate investing requires money. The amount will vary on the type of deal and the type of financing you get. If you are investing with someone else’s money, make sure that you have enough to carry the debt and pay the interest. Sometimes, it is easier to invest with your own money, especially is you are looking to buy and hold for a while.
2. How risk averse are you?
Investments and risk go hand in hand. The potential return of an investment is usually associated with how much risk is involved. Are you the cautious type or are you more adventurous? Be honest with yourself and you will save yourself countless sleepless nights. Make sure that you do not invest in a highly risky venture if you are willing to lose money. Not every single deal will make you money.
3. Your financial goals.
Consider your long-term financial goals. Do you want to preserve your capital and make small but steady returns over a long period of time or do you want to make the most return in the shortest period of time? Unlike regular investment products such as stock or bonds, returns of 10% over a few weeks is unheard of in real estate. High returns are possible with real estate but you need to buy smart and invest money in renovations in order to flip a home rapidly. Usually, good returns occur after a year or more of holding a property. The down side with that your capital is tied up and prices may change within a few months. Determine which strategy works best for you i.e. the quick flip or the long-term investments.
4. Are you willing to learn?
Real estate investing is all about learning. You will need to familiarize yourself with market studies, advertising, construction, contracts, law, and more. There is no need for you to become an expert in any of these fields but you will need to know about them so you can find the right experts and be able to carry an intelligent conversation with them. Be aware that you should enjoy learning new things over and over again. The market will change, opportunities will arise, new lending packages will become available, etc. If you do not keep abreast of all the changes in the real estate market, you could miss out on potential deals.

Most people spend their time wondering when the real estate market is good to enter and purchase real estate based on some friend’s recommendations. Firstly, in real estate investing, just like in the stock market, there is readily available public data, which you can chart to determine if the real estate boom or bust is bottoming out. Like in any investment, try to purchase the instrument at the bottom of a cycle so that you gain on the rebound. Similarly take the rental yield cycle into consideration when you do your maths to determine whether the property is worth acquiring since you want to ensure that you have enough monthly rental to cover your mortgage installments even in the leanest of rental periods.
The best way to analyze this real estate investment analysis is to look at charts and data with regards to the relevant data. You want to look and examine in which part of the real estate cycle, your prospective real estate property lies in and how the rentals are doing in your potential real estate investment. Investing in real estate has long been considered as a safe and high return investment. “Flipping” in real estate investing has become very popular over the last few years especially among the speculative real estate investors. Flipping refers to the buying and selling of real estate property within a short period for quick profits. Though the return on investment appears to be good, there is still a risk that your money could get locked-in in the absence of buyers.
Real estate prices have steadily increased since the beginning of this decade. However many signs point to the real estate boom coming to an end, so it may be wise to put real estate investing on hold. Investing in real estate, contrary to popular thinking, is a slow yielding investment. Hence real estate investors need to do proper planning and to conduct market analyses before investing.
Before investing in any property it is vital to study all the related documents of the property, to see the license of a broker if any, to check for liabilities etc. All contracts have to be in writing. All details such as the names of all parties, address of the property, area, purchase price, consideration etc. have to be entered in the contract along with all parties’ signatures. It is also prudent to hire a property lawyer to look into the intricacies of real estate contracts.
One good way of investing in real estate is to buy foreclosure properties. Foreclosure is the process in which a bank or a creditor sells the property of the homeowner to recover the loan, which the owner has not been able to pay back.
A lease to purchase contract is considered the best type of real estate investing. This type of contract basically allows the tenant to lease a particular property for some period, and at the end of the period he has the option of purchasing the property at an amount decided at the signing of the contract. The tenant pays an initial non-refundable deposit. If the value of the property goes up at the end of the leasing period, the he may want to buy the property at its original value. If the value has not increased he can opt not to buy it. During this period he can also rent the property to someone else. By this method, the investor takes a lot of the risk off himself as he does not have to commit a large sum of investment capital not apply for a big loan.
Currently, there are a few areas where the real estate market is just too overheated and investing in real estate is just too risky. They are Miami, Las Vegas, Northern Virginia, Phoenix, Sacramento, Boston, Washington DC, and San Diego. Other “hot” areas also include San Francisco, Chicago, New York, Los Angeles, and Seattle. The safer, less volatile areas for investing with good ROI are Dallas, Cleveland, Houston, Columbus, Omaha, Kansas City, and Pittsburgh.
